BIM as the Future Stalwart of Malaysian Construction Industry

As the construction activity in Malaysia experienced worrying contraction in 2021, stakeholders of the construction industry are battling against the challenge of hindered industrial growth. BIM might be just the solution to the challenge.

Since its earliest inception, Building Information Modelling (BIM) continue to uphold its credibility as an effective technology in aiding and facilitating construction projects across the globe. With numerous studies and actual projects inferring the effectiveness and efficiency of BIM, the construction industry stakeholders are shifting their focus to the technology. Malaysia witnessed the first successful implementation of BIM in 2009 through the construction of the National Cancer Institute of Malaysia in Sepang, and the track record were resumed in several other public projects throughout the country. The adoption rate of BIM is comparatively slower than other countries, but it is here to stay and revolutionize the construction industry, as acclimatized with  increasing demands of its adoptions in both public and private projects over the recent years.

Apart from the statistical reality on the positive adoption rate of BIM in Malaysia, here are some other reasons why BIM is the future of the construction industry :

 

Greater optimization of cost and construction time

With efficient use of time and resources due to greater certainty from better visualization and crucial information, BIM provides significant economic benefits to the construction industry stakeholders. Estimation for elements of projects are deduced even more accurately through the use of BIM in comparison to the conventional project estimation practices.

As the virtual model is generated, team members can constantly refine and adjust their portions according to project specifications and design customization, ensuring most accurate visualization and planning before physical construction.

Advantage of parametric Modelling

BIM is evidently advantageous in comparison to its other counterparts as it offers the advantages of parametric modelling. Parametric modelling allows flexibility in producing designs, vast range of ways to view the model, better visualization even with the minimal initial details and better integration with downstream applications and reduced engineering cycle time. These lead to faster design around hence increasing efficiency.

As BIM improves overall efficiency of the process, enhances design and reduces errors, the technology provides quantifiable opportunity for a reduced lifelong environmental impact. BIM supports thoroughly the entire philosophy of sustainable construction, as well as increases the use of modular construction technology and prefabrication.

 

Higher ROI and Lower Risk

Numerous studies reported significant savings on material costs and paperwork and shorter project lifecycles with the adoption of BIM technology in construction projects. One of the key reasoning to this is that accurate pre-construction visualization allows for greater use of prefabricated and bolted-in-place materials, consequently minimizing purchase surplus of materials.
